House rules

We are happy to share our home with you and we kindly ask you to treat the villa, the Pirgo house, the pool and the garden with care. These house rules help us keep Villa Irianna comfortable for all guests.

Check-in, check-out & occupancy

• Check-in: from 15:00 (or later by arrangement). Check-out: by 11:00.
• Late check-out is only possible when available and must be confirmed in advance (an extra fee may apply).
• The maximum number of guests must not be exceeded: up to 8 guests in the main villa, or up to 10–11 guests when the Pirgo house is included.
• Only registered guests may stay overnight at the property.

Pool, garden & children

• The pool is used at your own risk. Children must be supervised by an adult at all times in and around the pool.
• Please do not run on the pool deck or dive into the pool.
• Do not remove safety equipment or pool covers that we have put in place.
• Please respect the trees and plants in the olive grove and garden; do not climb the trees or damage branches.

Noise, parties & visitors

• Please keep noise to a reasonable level, especially between 23:00 and 08:00, out of respect for neighbours.
• Parties, events and loud music are not allowed without prior written approval from the owners.
• Day visitors are welcome in reasonable numbers but must be agreed in advance.

Smoking, pets & safety

• Smoking is not allowed inside the villa or inside the Pirgo house. Smoking is only permitted outside and cigarette ends must be disposed of safely.
• Because of fire risk in summer, please be careful with candles, barbecues and any open flame. Use the BBQ only in the designated area.
• Pets are only allowed if agreed in advance in writing.

Damage, breakages & cleaning

• Please report any damage or breakages as soon as possible so we can repair or replace items for you or for the next guests.
• Small accidents (one broken glass, a plate, etc.) are usually not a problem, but larger damage may be charged at cost.
• The final cleaning is included, but we kindly ask you to leave the property in a reasonably tidy condition (dishes done, rubbish in the bins, no excessive mess).

Cancellation policy

Payments

• A deposit of 30% of the total rental amount is required to confirm your booking.
• The remaining 70% is due 30 days before arrival, unless otherwise agreed in writing.

Standard cancellation terms

• More than 60 days before arrival: free cancellation; any payments made are refunded in full.
• Between 60 and 30 days before arrival: we keep the 30% deposit; any additional payments are refunded.
• Less than 30 days before arrival or no-show: 100% of the rental amount is due and non-refundable.

Changes to your booking

• We will always try to move your dates if we have availability. Any change must be agreed in writing and may be subject to price differences between seasons.

Force majeure & unexpected events

If your stay cannot take place due to events beyond your or our control (for example official travel bans, border closures or the property becoming uninhabitable due to serious damage), we will work together with you to find a fair solution. This can be a change of dates or, if that is not possible, a partial or full refund depending on the situation.

Travel insurance

We strongly recommend that you take out suitable travel insurance that covers cancellations, medical issues and travel interruptions. This gives you extra protection if something unexpected happens before or during your holiday.

How to cancel

To cancel your booking, please send an email to info@villairiannarhodes.com from the same address you used for your reservation. We will confirm your cancellation and any refund amount in writing.

This house rules & cancellation policy applies to direct bookings made with the owners of Villa Irianna Rhodes via our website or by email. If you book through platforms such as Airbnb or Booking.com, their terms and conditions may apply in addition to or instead of some parts of this policy.
